Tyler specializes in Industrial transactions in the Capital District and across Upstate New York. This includes both sales and leasing (landlord and tenant representation) along with investment and redevelopment of parcels. Client requirements range in size from 10,000 square feet and include transactions in excess of 1,000,000 square feet.

After entering the industry in 2008, Culberson is uniquely distinguished by his eager and aggressive nature to perform for his clients. He has been able to successfully secure clients with his dedicated work ethic, extensive industrial market knowledge and unwavering commitment to meet his client’s needs. Culberson has completed multiple Industrial transactions outside of the Capital District including Hartford Connecticut, Springfield Massachusetts, and Newburgh New York. Culberson has developed an extensive book of industrial clients representing tenants, landlords, investment buyers, and owner-user buyers. Significant transactions include multiple build-to-suit construction site searches for clients in excess of 250,000 square feet.

Primarily working with national commercial real estate tenants, national landlords, along with local and regional companies to meet their space requirements. He has developed successful relationships with a variety of national brokers including Colliers International, Jones Lang LaSalle, Mohr Partners, and various other national and regional tenant representative brokers. Culberson completed over $100 million in transactional volume in 2020, catapulting him to a top producer in Upstate New York with over $300 million in career transactional volume.

In 2016 Tyler completed his SIOR (Society Of Industrial and Office Realtors®) designation—a professional symbol of the highest level of knowledge, production, and ethics in the real estate industry.
